The Cottonwoods Condominium Association Board wants to encourage communication
and transparency with all our owners and residents, so we will be sending out periodic
newsletters to keep you informed.
Cottonwoods Community Website
We are setting up a website to make it easier to communicate within our community. It’s
designed to serve both owners and residents who are leasing units. We hope to make this
available to everyone by July 1, 2026, and will let you know when it’s ready.
We will continue to use the Owners’ Portal maintained by our Association Manager, MT
Properties, for formal records, including minutes of board meetings and records of
procurement decisions. Please continue to use the portal for maintenance requests and
payments as well.
Grant Creek Trail Project
Thanks to everyone who attended our meeting with the city project manager or provided
feedback to the city’s survey website. The majority of those who responded preferred the
option of limited use of landscaping and low fencing to demarcate the boundary between
the trail and the rest of our complex, and the board will work with the city to implement this
arrangement. The city still hopes to combine work on the trail upgrade with the
construction of the traffic circle at the intersection of Grant Creek Road and Expo Parkway
and to begin that work later this summer. We will keep everyone posted as plans get
confirmed.
Department of Natural Resources Wildfire Risk Assessment: June 11th
Representatives from the state Department of Natural Resources and Conservation
(DNRC) will be visiting the Cottonwoods on Thursday, June 11th at 10AM to meet with
residents and owners and to conduct an assessment of our overall risks in the event of
wildfire in this area. Anyone who’s interested in learning how to reduce our risks and
prepare for a wildfire is welcome to join us at the picnic tables.
Lawn Service
The board selected Ridgeway Landscaping to provide our lawn service this year based on
their bid, which was the lowest of the three bids received. Please let us know if you have
any questions, complaints, or compliments about their service.
Spectrum Internet and Cable Television Service
Thanks to our treasurer, Diana Cox, for negotiating our new contract with Spectrum for
Internet and cable television services throughout the complex. The new agreement not only
offers a wider range of streaming services than previously but also comes with a one-time
signing bonus for the Association as a whole, which we can use to address some of our
expenditures, such as concrete and painting repairs (see next item).
New Street Signs and Unit Numbers
We have selected Big Bear Sign Company to provide and install new street signs and unit
numbers throughout the complex. The street signs and unit numbers will be similar to
those used by the city, easier to see at night, and less subject to damage. We hope this
much-needed improvement will be carried out before the end of June.
Concrete and Painting Repairs
We have requested estimates for essential repairs to some of the entryways, stairs, siding,
and trim and hope this work will take place within the next two months.
Garbage Service
Please remember that we get charged extra when large objects are left outside our garbage
containers. If your items do not fit in your container, please take them to Republic’s dump.
As a reminder, please cut down or crush your cardboard boxes before placing them in your
container: uncrushed cardboard boxes are the #1 reason that containers get too full for
others to use.
Pavement Repair Project
The board is consulting with pavement engineers to figure out the most cost-effective
options for the major repair of the roads and parking lots within the complex. A limited
amount of pothole and crack repairs were made recently to avoid further deterioration, but
this does not eliminate the need for major repair and replacement. As soon as we have
clear options and reliable estimates, we will make that information available to all owners,
but we recommend setting aside some money now in anticipation of the special
assessment that will be required to cover this expenditure.
Community Picnic
We plan to host our annual Cottonwoods Community Picnic on Sunday, September 13.
More details will follow later. We hope you can make it.
